A high quality building providing student accommodation and restaurant space at 19-35 Regent Street, Cambridge

Downing College are seeking to alter and extend the existing buildings at 19-35 Regent Street to provide 26 high quality, ensuite student accommodation units alongside a new ground floor and basement restaurant space.

Key to the proposals will be the partial retention of existing heritage assets, including the historic building elevations of 33a and 33-35 Regent Street, alongside sympathetic extension with a design focused on reflecting the context of the surrounding architecture.

We are keen to hear your thoughts on our emerging plans as we continue to develop our proposals for 19-35 Regent Street. We held an in-person drop in event on Wednesday 26th April at Downing College where the local community had the opportunity to find out more about the proposals. You can view the exhibition boards used at the event below.

Our Proposals

Improved restaurant space that opens up the ground floor area

Partial retention of the existing historic building elevations of 33a and 33-35 Regent Street

A proposal built to BREEAM excellent standards
Design inspired by the historic and surrounding architectural context

Secure dedicated cycle parking on Downing College grounds

The Site
Once a piano shop, the 19-35 Regent Street site has formed a key juncture between Regent Street and the pedestrian route through from Parker’s Piece for over a century.

The current frontage of the 19-31 section of the building is in need of improvement, with the ground floor restaurant space poorly laid out with limited glazed openings.

A key opportunity with the proposals for the site will be to regenerate the ground floor streetscene by replacing the shopfront with a design that takes its cues from its rich retail heritage.

The proposals creates a dual frontage to Regent Street and Regent Terrace, taking away the current unpleasant service yard feel to Regent Terrace.
